Gameplay

Combat in Grand Theft Auto IV has been reworked to include a cover system.

GTA IV is structured similarly to previous games in the series. The core gameplay consists of elements of a third-person shooter and a driving game, affording the player a large, open environment in which to move around. On foot, the player's character is capable of walking, running, swimming, climbing and jumping, as well as utilising weapons and basic hand to hand combat. Players can steal and drive a variety of vehicles, including automobiles, boats, helicopters, and motorcycles.

The open, non-linear environment allows players to explore and choose how they wish to play the game. Although storyline missions are necessary to progress through the game and unlock certain parts of the map and content, they are not required, as players can complete them at their own leisure. When not taking on a storyline mission, players can free-roam. However, creating havoc can attract unwanted and potentially fatal attention from the authorities. The more chaos caused, the stronger the response: police will handle "minor" infractions (attacking people, pointing guns at people, stealing cars, killing a few people, etc.), whereas SWAT teams, the FBI, and the military respond to higher wanted levels.

The player can also partake in a variety of optional side missions.

Mega-developer Larry Silverstein (responsible for the highly anticipated Freedom Tower) is adding yet another residential project to his extensive downtown collection. After building three commercial towers (totaling about 6.2 million square feet of space and 52 stories) at 7 World Trade Center, Silverstein Properties quickly sought to construct a gigantic lavish hotel/condominium just a block north of ground zero realizing that there was little comparable residential competition in the area. The 80 story building will house 143 condominiums making it the largest residential building in Manhattan. However, this development is different than most residential projects of its kind. The first 22 floors will house a Four Seasons Hotel and a restaurant while the upper 48 floors will be constructed into extravagant condominiums. Although the building will not be completed until 2011, the anticipation for the structure has

steadily risen ever since the development was announced in late 2006.

Silverstein Properties consulted highly renowned international architect Robert A.M Stern for the structural design of the project. Robert A.M Stern Architects is a very prominent architectural firm responsible for the design of Fifteen Central Park West and countless other developments around the world. Implementing an intricate pre-war style architectural design with a limestone facade, the clear intention of this project is to both astound and amuse as Larry Silverstein continues optimistically to pursue downtown developments.

Israel approves settlement growth

Israeli Prime Minister Ehud Olmert has approved a plan to build up to 750 new homes in a Jewish settlement in the West Bank.

The project was first signed off in 1999, but stopped two years later after Palestinian labourers refused to go on.

Israel's housing minister said the construction at Givat Zeev would address "the demographic needs of Jerusalem".

But the decision provoked an angry reaction from Palestinian leaders.

For the Palestinians there are few issues as contentious as the building of Jewish settlements in the West Bank, says the BBC's Crispin Thorold in Jerusalem.

Under the terms of the peace process settlement expansion is supposed to be frozen.

Palestinian negotiator Saeb Erekat said the latest decision raised doubts about Israel's commitment to peace talks.

"It seems to me the Israelis are determined to put a stick in the wheel of negotiations," he said.

"It will undermine the US effort to revive the negotiations."

Mr Olmert's spokesman, Mark Regev said it was not a new decision.

"This decision predates this government," he said.

"We have approved it. It is consistent with our policy of building within the large settlement blocs, which will remain in Israel in any final-status agreement," he added.

Israel Radio said the decision to restart the development was pushed by the ultra-Orthodox Shas party, which had threatened to quit the government coalition unless the construction was approved.

The decision comes three days after a Palestinian gunman opened fire in the library of a Jewish seminary in Jerusalem, killing eight young people.

The college was closely linked to the settler movement.

Alcohol 'quickly' cuts heart risk

Wine was found to have the biggest effect on heart disease

Middle-aged non-drinkers can quickly reduce their risk of heart disease by introducing a daily tipple to their diet, South Carolina researchers say.

New moderate drinkers were 38% less likely to develop heart disease than those who stayed tee-total, a four-year study involving 7,500 people found.

Those who drank only wine showed the most benefit, the researchers reported in the American Medical Journal.

But cardiac experts warned alcohol was not a panacea for good heart health.

The results came from a study of 7,500 people taking part in a trial to look at risk factors for atherosclerosis - hardening of the arteries.

None of them drank alcohol at the start of the study but 6% began to drink moderate amounts - one drink per day or fewer for women and two drinks per day or fewer for men - during the course of the research.

The reduced cardiovascular risk remained when the researchers from the Medical University of South Carolina took into account physical activity, body mass index, demographic and cardiac risk factors.

There was no difference in deaths over the four-year follow up.

Cholesterol

Those who stuck to wine had the biggest reduction in cardiovascular events, such as heart attacks, compared with non-drinkers, heavy drinkers or those who drank other types of alcohol.

The study also found some improvement in HDL or "good" cholesterol in those who took up drinking.

Despite several studies showing an association with alcohol intake and reduced cardiovascular risk, guidance from the American Heart Association warns people not to start drinking if they do not already drink alcohol.

Study leader Dana King said he was surprised that the effect was so large and so quick.

"For carefully selected individuals, a 'heart healthy diet' may include limited alcohol consumption even among individuals who have not included alcohol previously," he said.

However, Dr King said the benefits had to be weighed with caution against known adverse effects of drinking alcohol and it would not be advised in some people such as those with liver problems or cancer.

"I know there's concerns about binge drinking but that is not the type of drinking pattern we're seeing here.

"When we say seven drinks a week, we mean one a day not seven drinks on a Saturday night."

Judy O'Sullivan, cardiac nurse at the British Heart Foundation, said the study added to the evidence that alcohol in moderation provides some protection for the heart.

But she added: "Alcohol is not a medicine and it should not be used as a panacea.

"There is a fine line between moderation and excess and alcohol can pose as many threats as it does benefits.

"Non-drinkers should not take up alcohol to protect their heart based on this study alone."

If forty million dollars seems like a high price for a single condo in Manhattan, that’s probably because it is. We recently reported that Sun Microsystem founder Bill Joy has put his luxury Manhattan condo on the market, without ever having moved in. Should the asking price be achieved,

it will mean a profit of $20 million.

Other luxury condos around the World are also asking, and receiving record breaking prices.

Mumbai, India Over tea and sandwiches at the Citibank office at Mumbai’s Bandra-Kurla Complex at 10.30 am on Wednesday, family members and representatives of some of India Inc’s top guns settled down to outbid each other for a luxurious apartment. The winning bidder was UK-based NRI, Kewalramani, who has bought the apartment in the name of Record Investments and Leasing Pvt Ltd. Sources said Kewalramani had been looking to purchase a flat in NCPA for some months and had earlier evinced interest in a flat on the 21st floor. However, the owner had turned down the offer.

The seventh-floor NCPA apartment has a super built-up area of 3,475 sq ft and a carpet area of about 2,100 sq ft. As laid down by Citigroup, only the top five bidders were invited on Wednesday morning. When the sealed envelopes were opened, Kewalramani’s quotation was found to be the highest at Rs 28 crore. But when the opportunity was given to everyone to raise their bids, the UK NRI went up to Rs 34 crore - $8.6 million.

Others in the fray included the wife of the CEO of one of the country’s largest private telecom companies, who stopped at Rs 31 crore. The wife and daughter of the chairman of a new private sector bank were also present and quoted the second highest price of Rs 33.6 crore. An official representing an influential and trusted CEO in one of the country’s largest and most respected business houses, sat patiently, but did not raise his offer of Rs 20 crore. A woman, who already owns an apartment in NCPA, was also present with a bid of Rs 29 crore. A representative of a Bangalore-based developer also landed up, but was not allowed to participate as its bid of Rs 18 crore was not among the top five.Timesofindia

Hong Kong, China A new Hong Kong apartment has sold for a record US$14.1 million, a report said yesterday, as the city’s booming market for luxury homes continues to strengthen.

The 3,205 square foot duplex apartment on Hong Kong island fetched HK$109 million (S$20.56 million), or HK $34,000 per square foot, according to a report in the South China Morning Post.

The sale broke the record of HK$33,300 per square foot for a flat in the distinctive The Arch development on the opposite side of Victoria Harbour, which was sold in March.

The apartment, in the four-tower The Legend development, features a rooftop swimming pool with gold-plated fixtures and a view of the famous harbour, the paper said, quoting Louis Ho, property director at the sales agent, Centaline.

‘These features attracted the buyer to pay an aggressive price for the unit,’ he said.

The record is not expected to last long as the developer, Cheung Kong (Holdings), part of Asia’s richest man Li Ka-Shing’s business empire, plans to raise prices for the remaining duplexes in the building, the report said.

Earlier in the week, a prime piece of development land in Hong Kong was sold for HK$5.71 billion, smashing analysts’ expectations on the back of rising demand for luxury housing in the territory. AFP

Singapore, Malaysia. A 30-YEAR-OLD condominium at Orchard Boulevard has smashed the record for Singapore’s most expensive collective sale.

Westwood Apartments was sold recently for $435 million to Malaysian conglomerate YTL Corp. That is an eye-popping $2,525 per sq ft per plot ratio (psf ppr), including a $4.6 million development charge.

This beats record-holder The Ardmore, a 24-unit freehold property off Orchard Road - sold in June for $262 million, or $2,338 psf ppr. Owners of the 50-unit condo will each get about $8 million. Owners of two penthouses will get about $17 million each, said deal broker Savills Singapore. The deal caught the industry by surprise, given the lukewarm response to government land sales and a slowdown of collective sales, recently and follows hot on the heels of The Marq development’s record breaking $5,000 psf.

London, England Four flats overlooking Hyde Park are on sale for a rumoured £84 million each, the highest price ever asked for a British flat. The flats are part of a development at One Hyde Park, designed by Richard Rogers Partnership. They will not be ready until 2010.

Sources said today that the four penthouse flats could feature bullet proof windows, specially purified air and even “panic rooms”. The security system is believed to have been developed after consultation with the SAS. A tunnel will link the flats to the Mandarin Oriental hotel, which will provide a concierge service for the development, which contains 86 flats with prices starting at £4 million.

The complex will also have a spa, squash court and private wine-tasting facility. According to the One Hyde Park website, the scheme is “a new residential scheme whose beauty, luxury and prestige will place it in a class of its own”. The Telegraph.

The apartment, designed by Richard Meier overlooks the Hudson River. The asking price is likely the highest ever for a downtown Manhattan residence, once again proving that whatever happens on the ground floor of US real estate, rarely affects property further up the food chain. Should the Condo sell at this price, Mr. Joy will have more than doubled his investment.

Downtown Manhattan seems to be catching up with uptown levels, although the record is still held by the Time Warner Building, selling a single condominium for $45 million – unfinished in 2003. TWC is one of the largest, most expensive multi-use developments constructed in New York City. This building houses the world headquarters of a major corporation; 211,00 square feet of additional office space; three jazz performance halls; almost 200 luxury condominiums; a high-end retail mall “The Palladium”; and a 251-room, five star Mandarin Oriental Hotel.

The rumored sale of the Pierre Penthouse for somewhere between $50 and $70 million may put things back in perspective.
